Flexliving or coliving in Malaga

The way of living and working has changed over time and so has the acquisition of homes due to the economic situation we are going through worldwide, which is complicated for some sectors of the population.

In recent years, the way of working has changed and has made coworking a new formula to save costs by sharing an office and promoting networking.

Based on this new way of working for many, a new way of living is born in large cities, where there is great difficulty in accessing housing and coliving is proposed as a solution: young people, digital nomads, students and temporary workers who they arrive in a city for a limited time.

Flex living or coliving accommodation can basically be defined as renting a room with its own bathroom or small home, within a building that has services and common spaces for all tenants, such as 24-hour attention, sheets, towels, cleaning and maintenance inside, for a monthly fee. This option makes it perfect for those for whom buying a home is not a feasible option, either due to lack of resources, life choice or permanent mobility due to professional or personal issues.

Salsa Patrimonio, a line of business dedicated to leasing buildings owned by Grupo Sociedad Azucarera Larios, will soon begin to rehabilitate one of the properties it has in the city center for flexible accommodation and coliving in Malaga.

This building with 3,386 m² distributed over 7 floors will be oriented to the largest urban flex living in the center of Malaga, with a total of 62 homes of this type.

The property located on Lazcano Street dates back to 1966 and was built in the context of urban development in the second half of the 20th century in Malaga.

Its location in the historic center makes it a perfect place for those people looking for this type of accommodation, mainly young people. In the heart of the city, the area offers a large number of leisure and cultural services, as well as all types of transport to any point in the city.

The main façade faces west on Comedias Street, east on Juan de Padilla Street, and south on Lazcano Street itself.

Its 7 floors will be distributed as follows: ground floor: commercial premises; from the first to the fifth floor: coliving homes and sixth floor, terrace and gym-bar. Large shared spaces, with natural light, efficient, flexible and open plan make this Lazcano building the ideal space for this type of accommodation.

Although the flex living segment is in its initial phase and in the process of professionalization in our country, at Salsa Patrimonio we are convinced of the growth potential given the growing demand for flexible and temporary housing with a series of services included and professionally managed; and this increasingly fits the type of people who come to our city whether for work, study or short stays.

Coliving was born in San Francisco more than 10 years ago, due to the growing demand for housing among young people who arrived in Silicon Valley thanks to the vast job offer. After its success, other countries such as the United Kingdom, Germany, Indonesia or the city of Tokyo began to apply this temporary accommodation formula that is now achieving a great boom in Spain in cities such as Barcelona, Madrid, Seville or Malaga.

Suiters will be the company that will operate this type of flexible accommodation in the Salsa Patrimonio building. Suiters is a company promoted by Marjal Grupo in 2019 that invests in the design and development of flexible accommodation formulas in urban environments, which already has a project in operation in Alicante and two others in execution in different parts of Spain.
