The Martínez 11 building, one of the historic properties owned by SOCIEDAD AZUCARERA LARIOS PATRIMONIO (SALSA Patrimonio) in the center of Málaga, has obtained the BREEAM® ES In-Use certification with a “Very Good” rating, becoming the second building in the company to achieve this recognition. This certification endorses Martínez 11 as a sustainable building that respects the environment while ensuring high levels of well-being, comfort, and services for its occupants.
BREEAM® (Building Research Establishment Environmental Assessment Methodology) is the world’s most advanced and recognized sustainability assessment and certification method for buildings, with over 591,000 certified buildings in 90 countries since its launch in 1990. Its methodology establishes a sustainability scale that covers the entire life cycle of buildings, from urban planning and construction to the renovation, expansion, refurbishment, and operation of existing properties.
For the certification of Martínez 11, criteria such as sustainable location, water and energy efficiency, waste management, and occupant comfort and well-being were evaluated.
In this process, SALSA Patrimonio was advised by the ESG Solutions & Corporate Sustainability team at Savills, specialized in obtaining sustainability certifications nationwide.
An iconic building in the heart of Málaga
Located on Martínez Street, in the heart of Málaga, the Martínez 11 building is a classic-style office property, renowned for its strategic location at the entrance of Marqués de Larios Street. Its uniqueness lies in occupying a freestanding block, which provides it with great visibility and accessibility within its urban surroundings.
With 6,200 m² distributed across five floors, the building houses retail spaces on the ground floor and offices on the four upper floors, characterized by spacious, open areas with abundant natural light.
Obtaining the BREEAM® certification reinforces SALSA Patrimonio‘s commitment to energy efficiency, economic savings, and environmental improvement, aligning with its corporate social responsibility strategy and strengthening its position in high-quality urban asset management.

Currently, Martínez 11, owned by Sociedad Azucarera Larios Patrimonio, chaired by Mr. Carlos Gutiérrez-Maturana Larios Altuna, maintains 100% occupancy of its office spaces. Among its tenants are prominent banking corporations and companies, including BBVA, Banco de Sabadell, GP Bullhound, Cuatrecasas, Sabadell Urquijo Banca Privada, as well as the headquarters of Grupo Sociedad Azucarera Larios.
