A recent example of this philosophy is the intervention in the office building located at 11 Martínez Street, in the heart of Málaga’s historic center. This property, with façades on Marqués de Larios, Alarcón Luján, Antonio Baena Gómez, and Martínez streets, occupies a standalone block in a strategic position at the beginning of the iconic Marqués de Larios street. Its location grants it privileged visibility and a prominent role in the urban heart of the city.

Restoration with technical conservation criteria.

The building’s façade has been recently restored following the fundamental principles of architectural restoration for protected assets, preserving its authenticity and historical value without altering its original essence.
The intervention has been carried out with a minimal alteration approach, prioritizing reversibility and ensuring compatibility between the new materials and the existing ones.
Each action has been carefully documented, ensuring the traceability of the process and the preservation of the building’s construction history.


The main actions include:

  • Cleaning and painting of façades, pilasters, and cornices, respecting the original colors.
  • Treatment of the exposed brick surfaces through cleaning, repair, and protection with natural varnishes.
  • Restoration and painting of ironwork and balconies with anti-corrosive coating.
  • Replacement of the wooden closures with new mimetic elements, faithful to the original design in wood and glass.

Thanks to these actions, the building maintains its architectural and functional integrity, ensuring the preservation of its historical and cultural values, while guaranteeing its proper integration into the urban environment.
